Damaged Roof

After you’ve inspected the items and areas surrounding your home or business, it’s time to get on your roof and look for damage left behind by hail stones. Once on your roof, look for any impacted vents or dented surfaces. If your roof has a chimney cover, run a piece of chalk sideways over its surface. Afterward, if you see any dark spots or odd shapes form where the chalk was used, you’re likely looking at impact points from hail.

Finally, you’re going to want to take a closer look at the actual material of your roof. Hail damage to a roof can look different depending on the material, so here’s what you need to look out for on different roofing materials:

  • Asphalt shingles – Loose or knocked-off surface granules
  • Wood shingles – Splits or chips
  • Clay and slate – Cracks or gouges
  • Metal – Dents, dings, or concave surfaces. Damages to a metal roof are easier to spot by running a piece of chalk over the area.

Do you have a leaking Roof?

Common Causes of Roof Leaks

  • Loose, Cracked or Rotting Shingles: If your roof is 20 to 30 years old, you may see signs of aging such as cracking or rotting. In some cases, the shingles may come loose and fall to the ground. A weakened outer layer will expose the underlayment; continued exposure to wind and sun can wear the layers away and eventually cause leaks to form. If your roof is in such a condition, you need to have it inspected. Your roof may only need repairs, which will definitely cost less, and, if properly done, can extend your roof’s life for a few years. This is enough time to prepare for a scheduled roof replacement.
  • Roofing Nails Backing Out: Apart from roofing shingles, roofing nails can sometimes back out. This leaves small holes that water can easily penetrate, especially when it’s close to the roof’s edge where wind-driven rain can enter. These little holes are usually unnoticeable to the untrained eye, but not when you have your roof inspected by professional roofers. Catching this issue early helps you prevent bigger repair expenses or even a premature roof replacement.
  • Damaged or Dislodged Flashing: Flashing is a piece of metal that protects valleys and any spot where the roof meets a vertical surface, such as walls and dormers. If damaged or dislodged by strong winds, this could leave the breaks in the roof exposed, making it easy for rainwater to get in. Timely repairs can help mitigate leaks caused by flashing issues.
  • Cracked Rubber Boots: Plumbing vents and anything that protrudes from the roof require a rubber “boot,” which works like flashing by protecting the area where it meets the roof. Continued exposure to outside conditions will eventually crack the rubber boot, meaning it needs to be replaced. Regular maintenance and timely repairs help spot these problems and prevent roof leaks.
Inspecting Your Roof

First, conduct a visual inspection from the ground using a pair of binoculars. Focus the lenses and check every inch of the roof and try to cover every angle. Look out for signs of aging such as cracks, curling or loose shingles. Pay special attention to the valleys, vent pipe and all spots that break or meet the roof. The flashing and boots should be intact, undamaged and in their proper places. Likewise, the roof’s edge should be flat, with no signs of wind damage.

You will also need to climb into the attic and check the condition of the wood parts, such as trusses and the underside of the roof deck, if visible and not covered by foam insulation. There should be no water stains or signs of warping. Check the foam or blown-in insulation for clumps, which are a sure sign of water damage. Note your findings.

Signs That Indicate You Need Roof Repairs

The first question you have to ask yourself is: are the issues concentrated in a specific area? If yes, then you may be looking at some roofing repair work. It could be a dent or a hole caused by wind or a large piece of debris. However, just because this is a relatively minor problem, doesn’t mean you can put it off for later. Given constant exposure to sun and wind, even the smallest hole can expand in a short time causing more widespread damage.

Signs That You Need a New Roof

Setting aside your roof’s age—asphalt roofs that are 20 to 30 years old are typically at the end of their service life—consider your findings. For example, widespread damage such as curling, cracked or loose shingles are signs of aging. The shingles may have bald spots where the granules have been worn off. If you noticed pinholes of light while you were in the attic, you will definitely need to have your roof checked by a professional.
